What is this?
This is the Notice of Preparation (NOP) of an Environmental Impact Report (EIR) to let you know that the City of Redondo Beach will be the Lead Agency and will prepare an EIR for the Catalina Village Project to be located at 100-132 N. Catalina Avenue, Redondo Beach. The Project proposes demolition of approximately 8,929 square feet of existing buildings on properties located between 112 and 132 North Catalina Avenue; the buildings at 126 and 132 North Catalina Avenue will be rehabilitated and re-used for commercial uses (i.e., coffee shop and tasting room); and the building at 112 North Catalina Avenue (former Masonic Lodge) will be adaptively reused as four residential units. The project also involves the construction of 22 three-story townhomes and four units in a new three-story apartment building, for a combined total of 30 units on the project site. The applicant requests Historic District designation of the properties, a parking Variance, a Density Bonus with three concessions, Coastal Development Permit, and Conditional Use Permits for this project.
The City conducted a virtual “scoping” meeting on Thursday, April 8, 2021. The meeting was an opportunity to hear the project description and comment on environmental issues that should be addressed in the Draft EIR. The purpose of the scoping meeting was to provide an opportunity for a full discussion of the environmental issues that are important to the community. The oral and written comments pertaining to potential environmental impacts made during the scoping meeting, and the current public comment period, will be addressed by the Draft EIR.
The City invites written comments on issues related to potential environmental impacts during the comment period, which starts on March 25, 2021 and will conclude on April 26, 2021. Due to the time limits mandated by State law, your response must be sent at the earliest possible time but not later than 30 days after receipt of this notice, and no later than 5:00 PM on April 26, 2021.
